House prices, schools, crime and demographics for any UK postcode
The Postcode Area Report pulls together five different datasets into a single page, giving you a complete picture of any UK location. Instead of running separate searches for house prices, schools, crime, and demographics, you get everything in one go.
Each report includes the location details (town, county, region, ward), average house prices and property type breakdown from Land Registry data, nearby school ratings from Ofsted, local crime statistics from police data, and population density estimates. The data is pulled from different sources and different geographic levels, which the report brings together around your postcode.
Property prices are aggregated at postcode district level (e.g. M25 rather than the individual postcode) to give a statistically meaningful sample. You see the overall average, the breakdown by property type, and a 5-year price trend chart. All figures come from Land Registry Price Paid data covering completed sales in England and Wales.
The report shows all schools within 2 miles of the postcode, split into primary and secondary, with their Ofsted ratings and distances. The "Schools Rated Good+" figure tells you what percentage of rated schools nearby achieved Good or Outstanding, which is a useful quick indicator of local education quality.
Crime figures come from UK police force data, matched to the local area by force name and team. The report shows the average monthly crime count, the breakdown by category (violent crime, anti-social behaviour, burglary, etc.), and the police force responsible. Crime data is reported at neighbourhood policing team level, which may cover a wider or narrower area than the postcode district.
The density section gives you the number of postcodes in the district, the approximate geographic area, the postcode density per km², an estimated population based on UK averages, and a classification from "Very High Density (Inner City)" to "Very Low Density (Rural)". This tells you the character of the area at a glance.
The report gives you the core data points for evaluating an area before viewing properties. Average prices tell you what to expect, school ratings matter for families, crime data flags potential concerns, and density tells you whether it's urban, suburban or rural. Comparing reports for different postcodes helps you weigh up your options.

House prices come from HM Land Registry (England and Wales only). School data comes from the Department for Education's GIAS register. Crime data comes from UK police forces via the police.uk API. Population estimates are derived from postcode counts using UK averages. Each dataset has its own update frequency and geographic boundaries, so the data shown may cover slightly different time periods and areas. The report brings these together as closely as possible around the postcode you enter, but they are not always an exact geographic match.
